Ejari is the Dubai Land Department system for registering tenancy contracts. Every lease in Dubai, and any change to it, has to be registered with RERA, the regulator inside DLD (Article 4(2) of Law No. 26 of 2007, as amended in 2008). Ejari is where that happens. This guide covers what it costs, who registers, the documents, how to download the certificate and how to cancel, from DLD's own service pages.
In the areas ZoneIQ covers, 304,011 rent contracts were registered in Ejari in the last 12 months. Their medians are the rents you see on our area pages.

Who registers, and where
- Landlords can register through the Ejari system (for business users such as property managers), a Trustee Centre, or the Dubai REST app.
- Tenants can register through a Trustee Centre or the Dubai REST app, with the landlord's approval. If the landlord does not approve within 5 days, the request is cancelled automatically.
- The app works when both tenant and landlord are individuals and the owner's details are up to date.
- A Trustee Centre can register only if the property is not managed by a real estate company or by an owner who has Ejari access.
Documents
- In the app: a copy of the Unified Tenancy Contract.
- At a Trustee Centre: the original Unified Tenancy Contract, the applicant's Emirates ID, and an official power of attorney if someone applies on another person's behalf.
A lease must name the property, its purpose, the term, the rent and how it is paid, and the owner if the landlord is not the owner (Article 4(1)). DLD's FAQ gives a minimum Ejari term of one year. At a Trustee Centre DLD quotes 25 minutes, not counting waiting. Online, the certificate arrives by email.
Download the Ejari certificate
In the Dubai REST app: log in, open your Property Wallet, select the property, go to the contract details and download the certificate. On the DLD website you can download it if you have the Ejari contract number.
Renewing and cancelling
Renew through the same service as registration. To change the rent or any other term at renewal, the party asking for the change must give notice at least 90 days before the contract ends, unless the contract says otherwise (Article 14). How much rent may rise is capped by Decree No. 43 of 2013; see the rent increase calculator.
Cancellation is for a contract that has expired on a property that has been vacated. If the lease is still running, a Trustee Centre needs a letter from the owner asking for cancellation, and a tenant needs the landlord's approval. A cancellation request left unapproved for 5 days is cancelled automatically. DLD does not issue a certificate for a cancelled contract; the lease ends when the cancellation is done.
For landlords and investors
A registered lease is the basis for most disputes: the Rental Disputes Center asks for the latest Ejari when a case is filed (see rental disputes in Dubai). Ejari contracts are also the source of the rents behind every yield on ZoneIQ. Median annual rents across Dubai today:
| Unit | Median rent / yr |
|---|---|
| Studio | AED 40,000 |
| 1 bed | AED 58,314 |
| 2 bed | AED 77,175 |
| 3 bed | AED 132,825 |

Cancellation is for an expired contract on a vacated property. It is free in the app or online and costs a AED 40 service partner fee plus VAT at a Trustee Centre. DLD does not issue a cancellation certificate.
